Had to share a little about this recently sold property located in the wonderful Woodland Estates community, Hayward, CA.
It took teamwork, preparation & persistence to come on top of this recent sale. I was the listing agent for this property and granted not to many homes come on the market in this area and good luck finding comparable properties! People stay put in the Woodland Estates area…because of the prime location. It was definitely a handful trying to keep the home in pristine condition with a 8 & 5 year old living at home…but we prevailed. I have to admit that although I prefer finding properties for buyers, this listing went pretty smoothly considering the defunked loan company that the buyer had to deal with. The facts are as follows:
1. Property SOLD $24K OVER appraisal
2. Listing was in contract by DAY 5
3. A potential SHORT SALE was avoided
4. Property SOLD for 99% of list price
The property finally sold at $494,000 early January, 2012. What a great way to start off the new year for both families involved. The buyers were the sweetest couple with a 18month old son. They had moved from Russia not too long ago and were able to purchase their first home.
