<p>I really like working with 1st time home buyers! Even though the process can be alittle more demanding of my time, nothing compares to that great feeling of knowing the perfect house was chosen&#8230;for them. It helps to be patient on both ends to insure all bases have been covered and rash decisions/regrets will not follow after a home purchase. As a <a class="zem_slink" title="Real estate broker/agent" rel="wikipedia" href="http://en.wikipedia.org/wiki/Real_estate_broker/agent">REALTOR</a> it&#8217;s important for me to take the time to understand my client and their needs when it comes to a particular neighborhood, their lifestyle, etc. Here are 8 questions/factors that I like 1st time home buyers to take into consideration when they are starting their home search (assuming they are already pre-qualified):</p>
<p><strong>1.</strong> Is the commute to/from work going to be a factor? How far can you handle? Can you financially deal with tolls and rising gas prices?</p>
<p><strong>2.</strong> What is your lifestyle? Is a yard and the upkeep of a home something that your schedule can accommodate? Or, does a townhome/condo fit you better?</p>
<p><strong>3.</strong> What are your long term goals in the purchase? Are you looking to settle in the home or seeking short term occupancy &#8211; long term investment?</p>
<p><strong>4.</strong><em> If it is a couple</em>&#8230;Do you plan on expanding your family? Are you focused on particular school districts.</p>
<p><strong>5</strong><em><strong>.</strong> Our weather in the <a class="zem_slink" title="San Francisco Bay Area" rel="geolocation" href="http://maps.google.com/maps?ll=37.75,-122.283333333&amp;spn=1.0,1.0&amp;q=37.75,-122.283333333%20%28San%20Francisco%20Bay%20Area%29&amp;t=h">Bay Area</a> is inconsistent so</em>&#8230;What type of climate are you comfortable with? Do you mind overcast on sunny days?</p>
<p><strong>6.</strong> <em>Especially, if my clients are retired/retiring</em>&#8230;Would you like to live around friends and/or family? Would you prefer a quieter neighborhood?</p>
<p><strong>7.</strong> Is safety a big concern? If you travel outside of the area a lot, are you comfortable with leaving the house for long periods? Would it be better to have a townhouse/condo instead?</p>
<p><strong>8.</strong> If a client is wanting to purchase a duplex/ income producing property&#8230;.are you prepared to be a landlord? Have you spoken to a <a class="zem_slink" title="Financial adviser" rel="wikipedia" href="http://en.wikipedia.org/wiki/Financial_adviser">financial adviser</a>? Or a lawyer regarding <a class="zem_slink" title="Tenant rights" rel="wikipedia" href="http://en.wikipedia.org/wiki/Tenant_rights">tenant rights</a>, etc. Can you financially handle the costs associated with repair/replacement of items,etc.?</p>
